The board will consider providing a Certificate of Appropriateness for a remodel of 408 18th St. (map). This house is located in the East Street Historic District but is considered a non-contributing structure.

The meeting packet (p. 5) describes the changes as follows:

The applicant wishes to enlarge the house over the garage, expand the garage to hold two vehicles, add new façade materials around the entire structure, add a new mid-level entrance that is partially enclosed, and add a roof deck over the garage. The new façade materials will be stucco, natural wood and pre-weathered wood siding with a new, standing seam metal roof which is partially approximately three feet above the existing primary roof line.


Old Golden High School/Future Clayworks Hotel
The board will then move into study session, in which they will discuss plans for the 1924 Golden High School building (map). This building served as the high school from 1924-1956, and then as the Golden Junior High from 1956-1988. The building is on the National and State Registers of Historic Places. It was designed by architect Eugene Groves and is significant as an example of the Beaux-Arts style. It served as the American Mountaineering Center from 1994 until AC Development acquired it in 2024.

AC Development plans to convert the building into a 150-160 room hotel. They plan to keep the 1924 core of the building and remove several later additions. They will build a 4-story addition over the current parking lot. See pp. 19-64 of the meeting packet for more information about this project.
