4-6PM Golden Comprehensive Plan Meeting @ The Spot Bouldering Gym

A Comprehensive Plan is a policy document that guides long-term decisions for the City, covering land-use decisions like rezoning, infrastructure investments, and programming choices. It lays the foundation for future zoning codes, which then turn the plan into reality.

This is another opportunity for public feedback.

Learn more about the Comprehensive Plan on the Guiding Golden page.

6:30PM Planning Commission @ City Council Chambers

Planning Commission will review the proposed site plan for a multi-household project to be constructed at 1211 Avery Street (map). This will include 43 apartments in three buildings. The location is directly across Highway 93 from Golden Pond Retirement Community. The company is getting points toward their sustainability requirements by agreeing to keep the rents affordable for low (zero percent to 50 percent AMI), moderate (51 percent to 80 percent AMI) or middle (81 percent to 120 percent AMI) income tenants for 20 years. Learn more.

1615 Ford Street

Their second case concerned 1615 Ford Street (map). Here, a developer plans to keep the existing house, demolish the garage that faces the alley, and build two new housing units (a duplex) in the back yard.

There will be one parking space for each of the three homes on the property. Learn more.

They will conclude with a study session introducing Phase 4 of the zoning code rewrite. This section will revisit our rules regarding ADUs (and whether HOAs can prohibit them), minimum parking requirements (particularly downtown), home occupancy limits, and transit oriented communities. Learn more here and here.

Golden History: Spitting Hazard

Astor House, with and without the balcony

The January 15, 1976 Golden Transcript reported that the Golden Landmarks Association had received a $1500 grant to replace the Astor House balcony, which had been removed many years earlier. The money was coming from the State Historical Commission through federal funding from the National Park Service.

Several decades back, the balcony had to be removed due to a city ordinance which outlawed such structures, which were considered a hazard, not the least being tobacco-chewing and spitting gentlemen who let fly without proper regard for foot traffic under them. It is hoped that spittoons can be provided by any future balcony loungers who have a yen for chewing.
