Junction Blight Study
The City recently annexed the vacant land at the north end of town. The owner plans to develop it for manufacturing and commercial use. GURA plans to make this a new urban renewal area so they can provide tax incentives for the development project. Before it can be made eligible for urban renewal, they must do a study proving that the property is blighted. The chosen consultants will present their report tonight. See pp 9-28 of the meeting packet.

Board Expansion
A new state law requires that the GURA board be expanded to include representatives from the other taxing entities who would be affected by GURA's tax incentives. This includes the County, the school district, and Mile High Flood District. These new members should be seated by the September meeting.

Grid Resiliency
Staff plans to hire consultants to do a grid vulnerability study regarding electrical power. They hope to split the $50K cost with the Downtown Development Authority.

Replacing the Fence at the Community Garden
GURA plans to pay for a new fence at the Community Garden. The first bid received was $70K. They plan to get two more bids.

Trail Construction and Power Line Buriel in the Lena Gulch area
The City is asking GURA to contribute$140-240K for trail design and construction as part of the the Lena Gulch project. This is a flood abatement project near the former Heritage Square.

Affordable Housing Project
The board may hear about the proposed affordable housing project (17200 West Colfax - map) at their September meeting.
