The owners of 86 DeFrance Way (map) want to add a front porch to their house. The Planned Unit Development (PUD) governing their neighborhood requires a 20 foot setback from the right of way. The proposed front porch would reduce the setback to 16 feet. The PUD was approved in 1978, and according to our recently-changed zoning code, having houses closer to the street, ideally with front porches, is more desirable than the 1970s ideal of household privacy and distance from the street.
In Planning Staff's opinion, this change will not adversely affect the neighbors, so they recommend that Planning Commission approve the change. The meeting memo provides more information, including the 1978 PUD.
The Commission will then move into study session to consider changes to the Hill House form described in our zoning code. The meeting memo states that houses using this form must have a minimum slope of 10%. It adds that generally this applies to the homes on North and South Table Mountain.
