First Case - 211 Lookout View Drive

211 Lookout View Drive (map) is currently an empty lot, but the owner plans to build a house there. The lot is strangely-shaped, with a curved cutout in the front yard. This is a remnant of the original street layout in that neighborhood, which was platted in 1950. Lookout View was originally a cul de sac, which ended at that yard. The curved area provided a turnaround at the end of the street.

This ad, which appeared in the June 7, 1951 Colorado Transcript, shows Lookout View Drive with its original cul-de-sac, before the street was extended. - Enlarge

In 1959, the street was extended up the hill, and that spot ceased to be a turnaround. Since the City hasn't needed that bulb-out since 1959, the owner has asked that the land be vacated so it can be used with the house (and garage)-to-be. Planning Commission will consider this request and made a recommendation to City Council. Council has the ultimate say on vacating public rights of way.

Second Case - 2120 Bonvue Drive

The owners of the A-Frame house at 2120 Bonvue Drive (map) want to build a 2-car garage with an office above the garage. Since the property is extremely steep (on the side of Mt. Zion), the only place to put it is at the front of the property. It will require that the City vacate some of the right-of-way.

The City's Public Works Department evaluated the proposal. They concluded that the remaining right of way (street) would still be adequate. The adjacent neighbors have no objection.

The Planning Commission will consider the request and give their recommendation to City Council.
