CITY MEETINGS
7:30AM Citizens Budget Advisory Committee Meeting @ City Hall
CBAC will be going over the sales, use, and lodging tax reports, the 2022 comprehensive financial report, and the 2nd quarter financial report. They will discuss a Financial Trend Monitoring System (FTMS). That much appears in the agenda, but that’s all they’ve posted in advance of the meeting. You can watch the meeting either live or later through the meetings page, and I will request that they post the full meeting packet.
6:30PM Planning Commission Meeting @ City Hall
Planning Commission will hold a public hearing regarding plans for 916 19th Street (map). The current house sits on the back of the lot. It was built in 1904 and has had additions since then. The owners propose to remove the additions and return it to its original size of 970 sq. ft. They plan to use that as an Accessory Dwelling Unit (ADU). They then plan to build a bigger new house on the front of the lot. They need several accommodations to allow those changes:
Major Adjustment to increase the allowed floor area beyond the limit of 3,000 sq ft (to 3,520 sq ft)
Major Adjustment to exceed the maximum lot coverage for an ADU (43.5% instead of 40%)
Variance to exceed the maximum allowable size for an ADU (970 sq ft instead of 800 sq ft)
They will hold a second public hearing regarding 708 5th Street (map).
The current home is 1,310.5 sq ft with a 371.16 sq ft detached garage. The owner plans to build a second floor on the existing house and build a new two level ADU attached to the single story garage. This plan will require the following:
Major Adjustment request for an increase to the allowed total floor area of a Side Drive House (3,723.22 instead of the allowed 3,000 sq ft)
Major Adjustment for an increase to the maximum lot coverage for the rear building envelope area (BEA) for an ADU/garage in a new structure (45.66% instead of the allowed 40%);
Variance to allow an ADU in a new structure that is larger than 800 square feet (1,242.56 sq ft instead of the allowed 800 sq ft)
The business meeting will be followed by a study session to discuss bike/pedestrian projects to be included in the 2024 capital improvement plan. Staff is recommending three projects:
1 North Ford Complete Street
2 Beverly Heights-to-Lookout Mountain Road missing links
3 Golden Heights/Golden Hills neighborhood and park access

GOLDEN HISTORY MOMENT
67 Years Ago
The July 19, 1956 Colorado Transcript celebrated the opening of a new Ford Street bridge. Mayor Carpenter spoke briefly, providing the specifications of the new structure and explaining that it was replacing one built half a century earlier. He mentioned that the new bridge had cost $36,000, then added that “the budget for ’56 is shot.”
After the speech, the Mayor cut a golden ribbon, then he and his wife drove a car across the new bridge, followed by the crowd of city and county officials, members of civic groups, and other interested parties.
In 1971, the 2-lane bridge built to 1956 was replaced by a 4-lane bridge. That, in turn was replaced with the current, prettier bridge in the year 2000.
